50 Lonsdale Street Leads the Way in Energy Efficiency in Victoria

One of WSP’s signature projects, 50 Lonsdale Street in Melbourne, has achieved a 5.5-star NABERS (National Australian Built Environment Rating System) Energy certified rating.

This is yet another accolade for the commercial building which was awarded a 5 Star Green Star ‘Australian Excellence’ Performance V1.1 rating as well as an As-Built Green Star rating in 2018.


In what is a significant accomplishment for our client ISPT, this is the first high rise office tower in Victoria to receive this certification without the inclusion of green power or cogeneration facilities. “It validates the continuous application of sustainable management and operation of a building,” explains Brenda Kingston, Sustainability Director for WSP in Victoria.


Built in 2006, 50 Lonsdale Street, is a modern, commercial building in the parliamentary  precinct of the Melbourne CBD. Adjoining Madame Brussels lane, it contains environmental design features, such as a floor by floor air-conditioning plant, a western side core that blocks the afternoon solar heat gain, and energy efficient building services and building fabric. These features are the result of cohesive collaboration and strong partnerships between WSP, ISPT and contractors.


Featuring more than 60,000m2 of commercial NLA, the 33-storey tower is paving the way sustainably. “It adds a charismatic landmark to one of the most liveable cities and contains unparalleled modern features that have set new office standards,” adds Ms Kingston.


Aesthetically dynamic, the tower has been designed as a transparent building with floor to ceiling windows which maximises natural light and external views. With a futuristic, egalitarian working environment, it facilitates the changing needs of the workplace and helps provide better health, performance and collaboration for the employees at this address.


“As the property industry strives to reach new levels in energy efficiency, it is inspiring to see that a high-rise commercial building  can achieve a 5.5 star NABERS Energy rating with energy efficient design, and comprehensive tuning and management,” adds Ms Kingston. “This milestone sets a benchmark for what is possible, as we imagine and design the workspaces of the future that allow the occupants and community to thrive, while also enabling the transition to a zero-carbon future.”


Led by environmentally sustainable design, WSP was engaged to provide a range of multi-disciplinary services, including mechanical engineering, fire protection, vertical transportation as well as the technical coordination of all engineering consultancy services.


“The 5.5-star NABERS Energy rating provides a tangible outcome showing the benefits of holistic and collaborative design,” concludes Ms Kingston.
