210 Brunswick Street is one of the Queensland Government’s Build-to-Rent pilot projects and WSP is proudly helping Frasers Property Australia deliver the 25-storey tower in Brisbane’s vibrant Fortitude Valley.
The inner-city tower will encompass 366 apartments – with a mix of studio, one and two bedrooms – and will be rich in amenities, offering a range of communal spaces ideal for Queenslanders who enjoy the metropolitan lifestyle.
A portion of the apartments will be subsidised and provided as affordable housing for eligible tenants, while the remaining apartments will be available as market rentals and provide security for the broader community with long-term rental agreements.

Maximising the outcomes for tenants and owners
Recognising the outcomes that sustainability initatives can create for building tenants and owners in a build-to-rent asset, our Sustainability team has been guiding Frasers Property Australia from the early concept design stage to embed sustainability initiatives into the cutting-edge design.
Targeting the Green Building Council of Australia (GBCA)’s 5 star Green Star certification, the design of 210 Brunswick will specifically focus on:
- all electric design, sourced from renewables;
- prioritising health and wellbeing principles;
- resiliency through the inclusion of climate change, heat and community resilient design initiatives.
By optimising the design with improved fabric and efficient fittings, it will achieve operational effiencies and cost savings for the building tenants and Frasers Property Australia as the operator. Further to this, an all electric design sourced from reneweable energy will enable the building to operate as carbon neutral once complete.
Designing for lifestyle and community
Following the design principles of a Build-to-Rent asset, 210 Brunswick Street will be focused on lifestyle with extensive communal recreation spaces and services to attract tenants and nurture community connection.
Working closely with Frasers Property Australia, our Sustainability team has provided guidance on the design, ensuring the building amenities focus on enabling health and wellbeing outcomes, as well as creating social interaction for building tenants.
The proposed design features an integrated podium with retail, café, co-working and fitness spaces, along with a hotel-like lobby lounge, cinema, rooftop recreation space with a resort-style pool and scattered edible gardens.
There will also be several services available, creating further comfort and enjoyment for building tenants, which include dog walking, dry cleaning and apartment upgrades accessible via a tenant app.
