At 669 Bourke Street, AGL’s office above Southern Cross Station is a modern, energy efficient and luxury workplace for its 1,500 Melbourne-based employees. With a net lettable area of 19,000m2 over 12 levels, the building was designed around a central atrium to create a sense of openness.


As the largest ASX-listed owner, operator and developer of renewable energy generation in the country, AGL had sustainability high on the agenda for its corporate office. The company sought the highest Green Star Rating for the building. It also wanted to ensure the design and fitout reflected its ‘energy in action’ brand and values, which emphasise sustainability, employee unity and an honest, straightforward approach to doing business.


Comprehensive Services

The A-Grade office building boasts an impressive 90 kW rooftop solar system, the largest solar power system on a commercial office in Melbourne, and an 80,000 litre rainwater catchment system. It covers 20,000m2 and sits on top of an elevated platform that rises from the iconic curves of the Southern Cross Station rooftop.


Our team worked closely with AGL to design systems and structures that were flexible and maximised the productivity and collaboration of the company’s employees. The intention was to create a workplace that was both welcoming and functional.


Each floor is connected by a timber staircase, positioned in alternating locations on each level. This reduces the occupants’ dependence on lifts, allows greater interaction between people, and improves visibility across and between floors. Natural materials, such as timber, feature throughout the building. The workplace includes central public zones for meetings and noisier activities and there is a range of quiet spaces, including a library.


Improving the End Customer’s Experience

The building achieved a Six Green Star Rating. The rooftop solar system will generate approximately 110,000 kWh of electricity a year, and reduce its greenhouse gas emissions by around 145 tonnes of C02 every year.


AGL now has a state-of-the-art office that gives it the flexibility to organise, connect and adapt teams to deliver a great customer experience.
