The office complex composed of two high-class buildings: New City I and New City II, with total area of over 44,000 m², is located at Marynarska 15, in the centre of the office district in Mokotów – the largest business district in Warsaw. Numerous bus and tram stops nearby ensure fast and convenient access from all parts of the city.
Besides state-of-the-art office space, the facility also offers commercial premises on the ground floor, 1,225 parking places in the three-story underground garage, and over 70 overground parking places for guests.
Hines Global REIT has owned New City since 2013. Hines Polska is responsible for asset management and property management of the facility.

Efficient building form
The efficient functional layout of New City is its undisputed advantage. It is derived from the shape and architectural form of the building. Each wing of the facility has a separate foyer, separate stairs and an independent lift system. The modern reception desk is located in the central part of the two-storey entrance foyer. The ground floor also has a restaurant for tenants. Other facilities available at the New City Office Complex include a fitness club, beauty salon, dental surgery, car wash, convenience store, ATM and travel agency. Tenants also have access to CarPooling, an innovative carpooling platform, and their own Veturilo station with a number of facilities for bikers.
More than green walls
The building was appreciated for its excellent property management and many amenities for tenants. The key environmental features include:
Green Facility Management procedures and policies resulting in year to year savings of energy and other utilities at an average level of 15%.
Energy efficiency is being increased by the program of lighting system improvements. LED lights were installed in the common areas of the building and replacements are offered to the tenants on convenient conditions. Moreover the Building Management System allows automatic, remote lighting control and fast adjustments.
Facilities for cyclist including showers, a bike repair unit with the necessary tools, growing numbers of bike stands and the municipal bike rental station, which is available to the tenants and the public. Exclusively for the tenants is the innovative in-house bike rental station, “Bike2Box”, with light, folding city bikes being installed currently. This will allow users to take local trips, shortening their journey times.
Annually New City I hosts initiatives like “Car free day”, “Earth Hour”, “Bike day” connected with the rising awareness of the environment, sustainability and alternative modes of transport. Trainings in first aid and resuscitation are provided. New City I is also the first asset in Poland to have a dedicated system for car-sharing and shared trips between tenants. This system ensures secure journeys for people heading to New City I or leaving the building using the same car, which consequently decreases air pollution.
Environmental policies, as well as focus on green provisions in the agreements with service providers, were one of the concerns during the certification process. The policies included procurement of ecological materials, gathering information about products ordered and audits of the companies providing services in New City I.
The New City I lobby is full of greenery thanks to impressive green walls that create a unique atmosphere. Supplementary to the green walls are the green terraces located on the roofs on different levels, as well as the space in the front of the building for relaxation, featuring a central fountain.
No less important for us is dialogue with tenants and raising their awareness. Regularly organized meetings with the tenants’ representatives are perfect occasions for building relationships, discussions as well as education on how simple changes can significantly affect the environment in general.
Following assessment of WSP sustainability team, New City I was awarded BREEAM In-Use certificate with "Excellent" rating.
The top scoring categories within Asset were Waste for full segregation, Materials for sustainability policies, security and fire systems and Health & Wellbeing for internal comfort and amenities for tenants.
The top scoring categories within Building Management were Materials for the maintenance policies and risk management, Land use & Ecology for the biodiversity plan and targets and Management for building operation procedures and policies.
