The 110-storey, 530m high Chow Tai Fook Centre Tower ranks as the tallest building in Guangzhou. It is a landmark mixed-use development in the city’s Central Business District with a GFA of 510,000 sq.m.

The development has 66 office floors, 23 serviced apartment floors, 11 hotel floors, a ballroom and meeting rooms. A retail mall is located in the podium with top brand name shopping facilities as well as high quality restaurants and dining outlets. In addition, there is a three-storey carpark providing approximately 1,700 parking spaces.

The offices and retail podium were completed in 2016 and 2017 respectively, and serviced apartments and hotel were completed in 2019.

WSP provided mechanical, electrical and plumbing (MEP) consultancy for the project, which consisted of the overall design, tender stage support and construction stage coordination. MEP systems included HVAC systems, power supply and distribution system, fire services system and smoke control system, plumbing and drainage system, security, surveillance, audio and visual, telephone and telecommunication system among others.

WSP was also responsible for the LEED consultancy and the design of the buildings vertical transportation systems which stand out as one of the world’s fastest vertical transportation system that is capable of reaching speeds of 72 km/h (20 m/s).

The project adopts utility district cooling system (DCS) instead of self -generate cooling chiller plant for the heat, ventilation and air-conditioning (HVAC) system for podium retails and offices. The HVAC system with utility DCS supply and supported by a standby chiller plant with half total cooling capacity not only reduces chiller plant space, it also saves huge initial investment cost for the self-generate cooling chiller units if it is provided for podium retails and offices. 

As the project is designed to the standard of LEED certification and China Green Building Label, it is environmentally superior than the buildings without this certification incentive in terms of more energy efficient, lower water usage and better indoor comfort. It deserves for higher lease-up rates than conventional buildings in the market of China. Furthermore, it provides healthy, safe, good air quality and thermal comfort indoor environment for the occupants of the Project. 

The serviced apartments and hotel achieved LEED Gold Certification in 2019, while office and retail achieved LEED Gold Certification  in 2018.


Examples of energy saving achievements include

  • The use of energy and water measurements in real time.
  • A minimum of 10% in energy savings over the ASHREA 90.1- 2007 standard.
  • A 20% reduction in annual freshwater usage for the offices and retail podium, and 30% reduction for the serviced apartments and hotel, through use of water-saving faucets and applications.
  • A 50% reduction in freshwater irrigation by adopting rainwater harvesting, recycling systems and greywater reuse systems.
  • A 50% reduction in fresh water for flushing through the use of water-saving sanitary fittings.
