The proposals, brought forward by Aldau Development, are for a high-quality mixed use development, which on completion will provide: 702 new homes a 159 room hotel; new retail facilities; co-working space and £4.7million in S106 contributions towards investment across the Borough.
Additionally, the scheme will provide 35% affordable housing, recognised as a significant contribution towards Ealing’s affordable homes targets. As part of the package, the developer has also secured land for the future delivery of an accessible bridge over the busy A40.
The site is currently home to the Holiday Inn London West hotel, which is owned and managed by Aldau Development. This will be the developer’s first major project in the UK, but as one of the largest and oldest conglomerates in Egypt they have over half a century’s experience in construction and large scale infrastructure delivery; as well as, bringing hospitality excellence to leisure and residential projects.
Speaking on behalf of Aldau Development, Taco van Heusden, Chief Investment Officer, said:
‘From the outset Aldau’s vision was to create a flagship destination in this part of Ealing, while not only improving connectivity but creating a sense of place through new homes, improved public realm and exciting new facilities, such as restaurants and cafes.
This is a real opportunity to open up this part of Portal Way, which acts as the Southern Gateway to Old Oak Common, whilst realising the new opportunities presented by Crossrail and HS2 infrastructure improvements.
We are delighted with the decision taken by the London Borough of Ealing last night. As an existing part of the local community we look forward to continue working together with our neighbours and the Council in delivering these proposals.’
The neighbourhood surrounding the site has been identified by Ealing Council as a strategic area for regeneration.
