This building is located at the site of the former Furama Hotel in Central, Hong Kong.
It is a 185m-tall landmark office building with 39 levels that include two levels of basement parking spaces, concourse, sky lobby, refuse and mechanical floor, and 26 floors of prime Grade ‘A’ office accommodation. Each floor has 1,200 to 1,400 sq.m., deliverina a total of 39,000 sq.m. of gross area. Tower construction began in November 2002 and was completed in May 2005.
We provided full mechanical, electrical and fire protection engineering design services, from concept design up to completion.
Engineering provisions included: 2,600 tons of air cooled refrigeration (high-density A/C and power loads), 600 tons of 24-hour cooling, floor-by-floor air handling systems, enthalpy wheels for cool recovery, tenant stand-by power generation, ultraviolet light sources to eliminate microbes, VOC and CO2 sensors for demand-control ventilation, raised floors for cable distribution, and use of corrosion resistant material to protect equipment from air and sea-water sources.
The building also achieved an Excellent rating of HK-BEAM (Hong Kong Building Environmental Assessment Method) in 2005.
