We provided mechanical, electrical, plumbing, fire protection, security and telecommunications design services for the 130,060 sq. m., 62-storey high-rise office building with below-grade parking. The building serves as the Hong Kong headquarters for Asia’s major developer, Cheung Kong Holdings Ltd.
The building systems include a state-of-the-art underfloor air system to enable maximum flexibility for the space. Primary air is distributed by floor-by-floor chilled water HVAC units through the raised floor to fan-powered drop-in boxes distributed throughout the floors. The underfloor boxes mix the primary air with return air from the space and deliver the cooling supply air into the space. The boxes are completely modular and may be easily and quickly relocated as necessary. A modular control wiring system under the floor connects to and controls the temperature of the supply air in response to space thermostats.
The building is served by three redundant power service entries and 6,000 kVA of standby power generation for critical loads, including HVAC, to insure reliability. In addition, the utility has supplied standby transformers, and the building has been designed with redundant bus ducts to allow flexibility in the redistribution of power in the event of an outage.
The telecommunications infrastructure includes four redundant service entries, roof-level satellite communications facilities, and carrier internal cellular and paging services that enable uninterrupted cellular access in elevators and all areas of the building. The pathways and spaces have been designed to EIA/TIA and ISO standards to insure future technological compatibility. The building backbone incorporates optical fiber and Unshielded Twisted Pair (UTP) riser cabling and an advanced EIA/TIA 607 compliant signal grounding system. The building also serves as the main central switching facility for Hutchison Telecommunications Ltd.
