We led the planning process, working closely with client Peabody, architects HawkinsBrown and other technical consultants. As well as taking responsibility for the planning application through to the signing of the S106 agreement and issuing of the decision, we headed the extensive consultation programme with local stakeholders.
We also managed the process of discharging the pre-demolition and pre-commencement conditions for Phase 1 of this three-phase project. This included preparing and updating a comprehensive conditions tracker for this phase. By liaising closely with Peabody, the technical team, and Wandsworth Council, we ensured both sets of conditions were signed off in time for demolition and that commencement works could start on site in accordance with Peabody’s programme of works.
In addition, we successfully pushed back the trigger point for the submission of details on materials through the approval of S96a applications. This meant Peabody could start work on site before providing the council with details of external building materials – keeping the project on programme.
Ultimately, as well as helping to create a new community, our planning strategy delivered over and above our client’s expectations by successfully increasing the town boundary to include part of the site – enabling a greater density of housing. Feedback from the Phase 1 residents’ survey included: “Fantastic, fantastic ... I am so happy about it. It’s more than what I expected.”
