The inspections required a chartered surveyor to inspect the building fabric, and a building services or electrical engineer to inspect the building services aspects. A WSP designed and developed software tool was used to collect the inspection data (ADT) using mobile phones and tablets. HLL will access and use ADT to manage their portfolio moving forward. To complete the service WSP provided a workshop on the ADT tool and a quick guide to reference.
In addition 360-degree photos were taken of each site and delivered to the client. HoloBuilder was used to view and store these for the project duration.
A condition assessment report was delivered for each rest home as well as a 10 year maintenance plan. A summary Portfolio Wide report was also provided as a high level summary of the condition across the portfolio.
Part of the project scope involved collected site specific data to assist their operational decisions. Such data related to the sizes and features of rest home bedrooms and the opportunity to upgrade (e.g. to add in ensuites to bedrooms or additional rooms). This data was collected in collaboration with the regional HLL Managers and delivered in an excel spreadsheet, one for each site, in a format provided by HLL.
One of the main challenges, outside the condensed timeframe, were the poor quality of drawings provided for the sites. The WSP team gathered more information on site so plan could be improved to a higher degree of accuracy. In addition there was a separate task required to reconcile site numbering to the central HLL numbering which has now been captured for each site on the plans giving HLL one plan of truth for each site.
