Following a competitive process that called for an innovative building concept in order to provide a fresh and unique experience for residents in Dubai, EDGE was selected as the winner and awarded the complete design of Dubai Properties’ flagship beachfront project.
The design principles behind the building were guided by two main goals: waterfront views and spatial clarity. The minimalist aesthetic is seen in every part of the building and its interior design. As a result, each space conveys a sense of serenity not commonly found in residential buildings. The rooms are designed to be well-lit, with ideal views and uncluttered volumes. Luxury building occupants are generally more concerned about privacy than the average person.
Delivering on brief by creating a unique residential development that is designed to provide residents with undisturbed views of the Arabian Gulf and surrounding landmarks, EDGE meticulously crafted an architectural plan with provisions for floor-to-ceiling windows from each of the 163 residential units. Both the design architects and Dubai Properties worked closely together to finalize the drawings of 1/JBR and ensure that it would offer residents a new level of luxury, and views of Palm Jumeirah, Ain Dubai and the Arabian Gulf.
To ensure that 1/JBR is energy efficient and sustainable with such large windows, a special solar control coating is applied to the glass windows on the waterfront side of the building. This helps improve the solar and thermal performance of the building, making it easier to cool while still providing excellent views.
Another elementary part of the design concept of 1/JBR was to be able to provide people living in the building the chance to experience serenity and privacy. The architects and lead consultants of EDGE believed that this could be achieved by providing private lobbies to residents. Using their own study, EDGE was able to prove that private lift lobbies were a possibility and would not compromise the floor plate or the overall building efficiency, while adding a unique feature that few buildings have.
Upon its completion, 1/JBR will have private lobbies for the top 15 floors, as well as private access for penthouse residents, while the first 30 floors will have semi-private lobbies. The elevators will be controlled by a Destination Control System that will use key cards to identify the correct floor to transport a tenant or visitor to each time.
1/JBR also has a friction pile foundation – a type of load-bearing that uses the friction between the ground and the surface of the pile to create support - which is standard in the region. Due to the extreme slenderness of the building, however, the piles are longer on 1/JBR than on most other buildings, making this quite a unique construction feature. The lengthier piles also contribute to balancing the tower, especially since all the apartment weight is on the beachside.
Acting as design architects and lead consultants, EDGE works closely with one of the world’s leading engineering professional services firms – WSP – work and Dubai Properties’ in-house project management team to ensure all phases of construction progress on schedule for completion by Q4 2019. One of the UAE’s leading companies in the field of building construction, Dubai Contracting Company (DCC), is the main contractor for 1/JBR.

1/JBR is located on Al Mamsha Street right at the entrance of Jumeirah Beach Residence – eventually acting as a gatekeeper for one of Dubai’s most prominent destinations.

In all, the high-rise development comprises a gross floor area (GFA) of 45.096 square meters (485.420 square feet) while the built upon area (BUA) spans 73.756 square meters (793.905 square feet).
