The Cambridge Water Development is a large-scale property development comprising mainly detached and semi-detached houses and townhouses, targeted at the middle-to-upper end of the residential property sector. The development is located in Qingpu District, less than 15 kilometers from the center of Shanghai. The total site area is approximately 3.3 million square feet (304,000 square meters) with a ground floor area of approximately 2.3 million square feet (215,000 square meters).
The client, an international financial company, was looking to invest in Phase 2, 3 and 4 of the development. WSP was initially commissioned to conduct a due diligence study on these phases, which included review of statutory submissions, permits, and approval documents; visual site inspection of existing conditions; and review of the development budget.
On completion of the due diligence study, WSP was retained as owner’s representative. Responsibilities included monitoring the statutory design submissions and procedures, reporting on the progress of works, assisting with the procurement plan and tendering process, and monitoring construction cost expenditure against the budget.
The development was awarded the Residence Innovation Award in 2004, and in 2006 it received the Business Week/Architectural Record China Award.
