The new building is taller than its predecessor, and outfitted with a host of life safety and environmental features that were first of their kind in a commercial skyscraper.

An integral part of lower Manhattan, the first 10 floors of the tower house an electrical substation that services the entire area. Above the substation are 42 office levels with a total of 1.7 million square feet of office space. The building is LEED Gold certified.
