1800 Arch Street

1800 Arch Street, a new 53-story tower in downtown Philadelphia, includes 28 office floors, 12 sky gardens and six amenity floors. The building is targeting LEED Platinum. Office spaces are designed to promote collaboration, offer a variety of work environments and promote employee health and wellness.

Sustainable Analysis to Guide Design

During the schematic design phase, our built ecology team performed a range of services to help guide the design process. Efforts included daylight and energy modeling, as well as cost-benefit analysis. Additionally, research and design assistance was provided for active design, biophilia, circadian lighting, dynamic daylighting, and a wide range of health focused design strategies.

Our team used a decision matrix to help evaluate the different aspects of hard and soft costs as well as benefits associated with potential design strategies. Our team also provided LEED design certification and coordination, fundamental and enhanced commissioning, and measurement and verification planning and implementation. 

Proven Results

The extensive studies performed early on in the project resulted in tangible benefits on the project. The mechanical system meets the efficiency requirements in the New Building Institute’s “Advanced Buildings Core Performance Guide,” sections 1.4, 2.9 and 3.10. Additionally, water fixtures demonstrate a 40% reduction in annual water use, equating to an approximate savings of 4 million gallons of water per year. Lighting power density was reduced 20% over the ASHRAE 90.1 baseline.

The project also uses Energy Star appliances and energy submetering.
