461 Dean (Atlantic Yards B2)

This new residential project will be the tallest modular building in the world at 32 stories. Off-site fabrication of the units will be completed at the Brooklyn Navy Yard, before being transported and constructed on the project site. The building will contain 350 units and is being built as part of the 22-acre Atlantic Yards development.

Supporting Modular Construction

As part of the modular construction process, each of the building’s 930 steel modules were fabricated off-site in a nearby factory. Similarly, some apartment features, including appliances and countertops, were installed in the factory.

WSP USA supported and evaluated these efforts for increased sustainable outcomes. Similarly, our team assisted with selection of non-toxic building materials and finishes and locally sourced materials.

Sustainable Features

Our team performed energy modeling analysis to evaluate the project’s energy efficiency, and provided recommendations for improvements to the building’s envelope, lighting and HVAC systems. Additional sustainable features implemented by our team included the incorporation of hydronic water heating to reduce electric construction; green education and green cleaning planned and incorporated during the design phase; and low-flow plumbing fixtures used throughout the building, resulting in a 30% reduction in annual water consumption.
