The project consists of a variety of buildings on the site including a new headquarters for New Balance and hotel with ground level retail and below-grade parking; and three office buildings totaling 600,000 square feet with associated parking and ground-floor retail. The open area terrace level will provide green space for employees, visitors and the community.
The 250,000-square-foot headquarters building achieved outstanding sustainable outcomes due to its energy-efficient design, water-use reduction, sustainable site selection and development, responsible materials selection and waste management, and enhanced indoor environmental quality. The headquarters was the first building in the United States to achieve all possible credits in the indoor environmental category under the USGBC v2009 Core and Shell rating system.
The building, which has a large percentage of exterior glass, presented some challenges to achieving the energy goals and ensuring temperature control to manage the comfort and efficiency of the indoor environment. The answer was a hybrid system, including underfloor air distribution – allowing individual users to adjust temperatures in their work areas while maximizing energy efficiency – and passive chilled beams.
Electrical series switchgear and transformers were incorporated into building niches to conserve ground floor space. A modular wiring system under the raised floor system also helped to maximize space savings in the building.
