Continuous indoor air quality monitoring ensures maximum environmental quality, and 24/7 exhaust runs in every kitchen and bathroom. MERV 12 filters endorsed by the American Lung Association are used in all residences, and a high-performance exterior wall system includes a vapor and air barrier to minimize random air infiltration.
The residences are well-insulated, helping them stay cool in the summer and warm in the winter. Digital, programmable thermostats in every residence allow for year-round comfort and enable the residents to save on utility bills.
A natural gas-fired microturbine cooling system contributes to lowering peak electric demand by 48%, while recapturing enough by-product heat energy to generate 100% of the building’s domestic hot water needs. Overall, the building is 40% more efficient than required by code.
