Our Client’s Challenge

The client’s objective was to build a Toronto landmark, soaring 55 storeys in the heart of Yorkville, downtown Toronto’s up-market shopping and restaurant quarter. This luxury development, designed by architectsAlliance in joint venture with Page and Steele, was set to have 259 hotel rooms and 210 private condominiums, a two-storey spa, restaurant, café and event spaces. WSP was engaged to provide full mechanical, electrical, IT, security, A/V design and services for the 800,000 square foot development of this property.

 

Our Approach

Our full building services design for the hotel includes a centralized chiller plant for the hotel with an independent heat pump system for the residences and a combined centralized boiler plant serving both the hotel and residences.

We incorporated energy-saving features such as intelligent thermostats for guestrooms, heat recovery on air handling units, high-efficiency LED and cold cathode lighting in selected areas, and low-flow plumbing fixtures in back-of-house areas. All meeting and function rooms are equipped with integrated audio and video projection systems, and the security system features IP-based integrated card access and a CCTV system.

The Four Seasons Hotel and Residences has garnered various awards and accolades including Forbes Travel Guide’s coveted Five-Star rating and the prestigious AAA Five-Diamond Award after less than a year in operation.

These are some of the key highlights that WSP’s Mechanical and Electrical team of experts brought to this project:

  • Reduced costs by installing energy-saving mechanical and electrical features
  • Enabled efficient metering and cost allocation by providing independent HVAC systems for the hotel and residences
  • Minimized pollution, acoustic and noise impact on community by positioning cooling towers, generators and boilers at the top of building
  • Reduced costs by utilizing structural truss voids as mechanical rooms. Without going this route, the client would have otherwise needed to add an extra floor or would have had to lose space in the useable front area of the building 
  • Designed innovative double wall façade for air intake and exhaust (to hide vents)
  • Provided creative design to reduce steam from laundry exhaust to minimize impact to neighbourhood
