WSP has been a leader in the delivery of creative multidisciplinary solutions for urban and rural development projects for more than 60 years. We are proud of our role in the planning and development of thousands of hectares of land for residential neighbourhoods, industrial and commercial business parks, institutional and recreational developments, and retail and office complexes across Canada. 

Our Land Development team is involved in projects which range from small-scale infill and site servicing developments to large, master-planned neighbourhoods – from greenfield settings to urban redevelopment sites. Our approach is to challenge the design basis to drive technical excellence while optimizing life cycle benefits.


We have wide-ranging knowledge of public planning policies and regulations across all levels of government from the legislative environment and its drivers, to factors which influence cost, schedule, and the management of development projects. Our comprehensive understanding of the technical and financial realities of land development coupled with our expertise spanning the entire development process enables us to explore and create climate positive solutions which minimize project schedule and cost risk, and minimize our clients’ exposure.


Our Land Development team helps our clients navigate the complex and uncertain development process, get the most out of their land, and bolster their market place positioning.  We have in-house specialists in municipal planning, legal, geomatics, geotechnical and environmental, stormwater management, landscape architecture, urban design and transportation planning who routinely collaborate to provide our clients with a single point of contact.
