Rising on the former site of the iconic Excelsior Hotel, One Causeway Bay stands as a testament to innovation, sustainability, and future-focused design, overlooking Hong Kong’s renowned Victoria Harbour.

Developed by Mandarin Oriental and managed by Hongkong Land, the 24-storey grade A commercial development provides approximately 50,000 sq.m. of premium office space and 5,500 sq.m. of curated retail offerings across its four-level podium. Seamlessly integrating work, lifestyle and community, One Causeway Bay is now a vibrant destination that meets the evolving needs of city dwellers.

WSP played a central role in this visionary transformation, providing consultancy for building services, ICT, digital smart technology, vertical transportation and fire engineering. Moreover, serving as the Accredited Professional (AP), we guided the project in achieving both WiredScore and SmartScore certifications. From design through construction, our multidisciplinary experts enabled seamless system integration and robust operational resilience to deliver a high‑performance, people‑centric environment.

Digital infrastructure to elevate experience

At its core, One Causeway Bay is designed and built with a Future Ready digital vision. Our team incorporated intelligent technologies, such as AI, IoT and digital twin into its building systems, elevating the occupier experience through real‑time monitoring, predictive analytics and fully integrated end‑to‑end operations.

To achieve this, our digital experts deployed a comprehensive suite of ICT and ELV systems, including a cutting-edge intelligent building management system (iBMS). Being BACnet compliant, the iBMS enables deep IoT platforms integration powered by all-in-one sensors, and supports LoRaWAN wireless networks to deliver flexibility, scalability and interoperability. Occupants thus benefit from smart features like parking space booking, virtual-credential and turnstile access control, visitor management, indoor temperature control and sustainability dashboard, all accessible simply via a dedicated mobile app.

Smart parking to reimagine mobility

User experience is further enhanced with a modern, secure and highly efficient car park management system that streamlines the operation of the building’s puzzle parking system. With real-time vehicle tracking, barrier access control, vacant parking space indicators, parking pre-booking and e-payment capabilities, the system brings the parking experience to a new level.

Powering green and wellness ambitions

One Causeway Bay demonstrates its commitment to sustainability by adopting advanced green technologies, thanks to WSP’s expertise in energy management to plan and design key energy-efficient features.

Apart from LED lighting and energy‑efficient fixtures, the rooftop solar photovoltaic system consists of 99 PV panels and generates up to 50 MWh annually, which power common areas and reduce reliance on grid electricity. Smart controls, including demand‑controlled ventilation, daylight and occupancy sensors, and CO₂ monitoring, work alongside the AI-driven chiller plant optimisation system to maximise efficiency and user comfort.

We have also made every parking space EV-ready, with almost 10% equipped with high‑speed DC chargers to support Hong Kong’s green mobility ambitions.

Setting world-class standards

One Causeway Bay has proudly achieved Platinum pre-certification in five leading schemes – LEED, WELL, WiredScore, SmartScore and the local BEAM Plus green building certification – making it only the fifth building in Hong Kong to achieve this remarkable feat.

In particular, the dual Platinum WiredScore and SmartScore ratings place One Causeway Bay in the top 1% of smart buildings globally. WSP’s expertise as the AP was pivotal in guiding the digital strategy and its infrastructure, leading end‑to‑end assessment and design to ensure the building excels in digital connectivity, environmental performance, and smart building capabilities.
