This project relied heavily on clear guidance, interpretation and strategic decision-making. WSP acted as Huckletree’s dedicated advisor, simplifying the requirements of the new rating, identifying the strongest pathways to compliance and supporting them from start to finish.

Our work included:

• Interpreting the WELL Coworking Rating, which was a brand-new certification for the team.
• Reviewing existing Huckletree policies, operations and building data.
• Advising on evidence gaps and providing clear steps to resolve them.
• Validating all documentation before submission.
• Managing the final WELL submission and coordinating directly with the International WELL Building Institute.

This project marked the first time our team adapted WELL standards specifically for a coworking environment. It required a deep understanding of health and wellbeing metrics, from air and water quality to operational protocols and the ability to translate them into solutions that fit Huckletree’s unique operating model.

Achieving certification at the first review showcases the precision and quality of our advisory approach, reflecting the thoroughness of both our technical assessment and our evidence preparation.

Certification gives Huckletree a clear point of differentiation in a competitive, fast-growing market. Being the first organisation globally to achieve the WELL Coworking Rating at first review strengthens their brand position and will help to attract clients who place wellbeing at the centre of their workplace decisions.

Our advisory approach also saved time and cost by helping Huckletree avoid delays or additional review cycles. For members, the certification supports healthier, more productive environments and strengthens their day-to-day experience, factors that can improve satisfaction and retention over time.

The WELL Coworking Rating positions Huckletree as a leader in social sustainability within the flexible workspace market. It provides a credible, verified framework that supports operational resilience while enhancing daily experiences for members.

More broadly, this project shows how effective advisory support can unlock value in new certification landscapes. It offers a model for other coworking operators looking to formalise wellbeing commitments and meet rising demand for healthier, more considered workspaces.

This resulted in Huckletree securing the WELL Coworking Rating at the first review.
