PROJECT DESCRIPTION
The purpose-built Toll Tamaki facility consolidates three separate Auckland operations into one, with a 24,800m² freight cross-dock warehouse, 6,000m2 parcels warehouse, and more than 3,000m² of office space. The facility also includes a double rail terminal.
OUR SOLUTION
The ventilation of warehouse sections was designed to maintain a safe breathing space while using minimal energy,with the CO2 and NO2 sensors spread throughout the space controlling fan speed. The main office ventilation was increased 50% over code required values to provide occupants with fresh air. The office spaces have CO2 sensors spread throughout, allowing the system to ramp up and down based on the CO2 concentrations in the spaces. The office air conditioning system is a variable flow refrigerant system with ceiling mounted fan coil units connected to outdoor condensing units. This gives the office layout flexibility, as fan coil units can be added, relocated or removed to match any new office layouts.
Office lighting has been designed to achieve consistent and uniform best practice lighting levels across all office workspaces and to be within 25% of recommended task lighting levels in each warehouse area. LED lighting has been used exclusively throughout the building for maximum energy efficiency and long luminaire life. Office lighting controls limit zone sizes to <100m² and have proximity controls to switch off when zones are not occupied.
All infrequently used areas also have proximity controls to switch lighting off when the space is not occupied. Lighting in the very large warehouse areas is zoned according to activity, so that individual areas may be switched off when not in use. There is excellent natural lighting throughout the warehouse through extensive use of clear roof panels and automatic daylight adjustment controls automatically switch off any lighting when there is sufficient natural light in the area. Comprehensive energy monitoring and trend analysis has been facilitated through sub metering of major loads linked to the BMS.
The office utilises a variable refrigerant flow system, allowing it to recover energy from one section of the office to heat or cool another section. The dedicated outside air handler has a wheel heat exchanger to allow the energy to be recovered from the returned conditioned air. The office spaces also use CO2 sensors, allowing the outside air handler to modulate the amount of outside air based on space occupancy.
OUTCOME/CLIENT BENEFITS
The warehouse has CO2 and NO2 sensors to control the extract air fans, which can run at a lower speed when the concentrations of the respective gases are below the code prescribed concentrations. Water meters were provided for the incoming water to allow for usage monitoring and alarming in case of a pipe leak.The use of a VFR system with ceiling mounted fan coil units allows for office layout flexibility, as fan coil units can be added, relocated, or removed to match any new office layouts.
