Located at the edge of Sydney Harbour, close the heart of the city’s historic Rocks precinct, this redevelopment included integrating heritage aspects of the former gasworks site into a new commercial building with innovative urban design and environmental objectives.

30 The Bond also sought to offer enhanced flexibility to its tenants and a new standard of Grade A office space. From the building’s conception, the client committed to creating a new benchmark in sustainability for commercial building design.

Balancing performance with heritage

We were involved from the start of the project to ensure the building met its sustainability vision. To achieve its environmental benchmarks, we used passive chilled beams, which at the time, was an Australian first. This system delivers fresh air and maintains ideal temperatures sustainably and with significant cost-savings.

To control solar gain and mitigate glare, the building’s main west facing façade is active. External blinds operating on a timer and by individual adjustment maximise comfort for occupants and allow them to have full-water views of Sydney Harbour.

The 5-storey heritage-listed exposed sandstone rock wall on the east boundary has become synonymous with the building. It was made by placing a linear grille at the wall’s base. This scavenged potentially difficult moist air and used that air to ventilate the underground car park.

The project required full design and documentation of leading-edge mechanical services, including:

Mixed mode winter garden air conditioning
A dual temperature chilled water thermal plant
Primary air de-humidification systems
Increased net lettable area
Reduced building height

Key achievements

This multi-award-winning building was Australia’s first commercial office building to achieve a 5 Star ABGR base building rating (now known as NABERS) and exceeds the 5 Star targets by 20 per cent. It is also the first building in Australia to achieve a certified 5 Star Green Star – Office As-Built rating.

The building has recorded superior indoor air quality, substantial energy reduction and greenhouse gas emission at about 48 per cent lower than the average for conventional Sydney offices. To date, 30 The Bond has won more than 35 awards.
